Özet

İkinci konutlar Türkiye’de yaşam tarzı ve tatil kültürünün önemli yapı taşlarındandır. Bu konutlar, turizm araştırmalarındaki yeni gündem maddelerinden olmamakla beraber güncelliğini muhafaza etmektedir. Yeni olan ise, konuya ilişkin doğrudan herhangi bir verinin paylaşılmadığı Türkiye’de ikinci konut coğrafyalarının incelenmesidir. Bu çalışmanın amacı, Türkiye’deki Ege ve Akdeniz kıyılarında ikinci konutların gelişimini ve mekânsal örüntüsünü ilçe düzeyinde açıklamaktır. Araştırmanın yöntemi için Türkiye İstatistik Kurumu (TÜİK) verilerinden yararlanılmıştır. Çalışmada ikinci konutların gelişimleri, dağılışları, toplam konut stoku içerisindeki payları, konut sayısı ve nüfus arasındaki ilişki, ikinci konut ve konaklama tesisleri yatak kapasitelerinin kümelenme sahaları analiz edilmiştir. Elde edilen bulgular ikinci konutların dağılımında çarpıcı farklılıkların olduğunu göstermiştir. Özellikle Ege kıyıları, birçok başlıkta ikinci konutlar açısından öne çıkan alan olmuştur. Türkiye’de ikinci konutları, onlara özgü politika ve stratejiler geliştirerek yönetmek önemli bir zorunluluktur. Araştırma bulguları, bu yöndeki çalışmaları yönlendirmek için ikinci konutların gelişimini ve mekânsal örüntü- sünü anlamaya yönelik önemli bilgiler sunmaktadır.
Second homes are among the fundamental building blocks of the lifestyle and holiday culture in Türkiye. While second homes are not a novel agenda item in tourism research, this topic keeps its relevance today. The novel aspect is the investigation of second-home geographies in Türkiye, where no direct data regarding this subject is publicly shared. This study aims to explain the development and spatial pattern of second homes on the Aegean and Mediterranean coasts in Türkiye at the district level. The study methodology utilizes data from the Turkish Statistical Institute (TÜİK). The study analyzes the development and distribution of second homes, their share within the total housing, the relationship between the number of dwellings and population, and the clustering areas of bed capacities of second homes and accommodation facilities. The findings reveal striking differences in the distribution of second homes. In particular, the Aegean coasts have emerged as a prominent region across multiple indicators regarding second homes. Managing second homes in Türkiye by developing tailor-made policies and strategies has become an imperative necessity. The research findings provide crucial insights into understanding the development and spatial patterns of second homes to guide future planning and policy efforts in this direction.
